As a pressure washing business, staying operational year-round is crucial for maintaining a steady income. While there are times when you're not out cleaning, having a practical method to winterise your pressure washer ensures it's ready to hit the road when the cold weather subsides.

In this guide, we'll explore two methods: the "Hard way" and the "Easy way" to get your pressure washer ready for winter.

The "Official" Way to Winterise Your Pressure Washer

Empty the Fuel or Add a Fuel Stabiliser: To prevent fuel clogging, either drain the fuel from your pressure washer using a small hand syphon pump or add a fuel stabiliser to the fuel tank, following the manufacturer's instructions. Run the engine for 2 minutes to circulate the stabiliser throughout the fuel system, then turn off the engine and fuel supply. Keep in mind that fuel stabilisers work best with fresh fuel that is not over 30 days old.

Flush Out Remaining Water in the Pump: Ensure all detergents are flushed from the downstream injector, just as you would after using a softwash mix. To clear water from the pump head, follow these steps:

Turn off the water inlet to the pump and disconnect it.
Open the ball valves at the end of your high-pressure hoses or pull the trigger on your gun if it's directly connected.
Disconnect and dry all attachments, storing them properly.
With the pressure washer turned off and leftover water in the pump, open the water outlets on the pump.
Manually recoil the pump a few times to disperse any water trapped in the pump head.

While this is the official method for winterising your pressure washer, here's a technique commonly used in the UK pressure washing and roof cleaning industry.

The Easy Way to Winterise Your Pressure Washer

Disconnect the Water Inlet: Begin by disconnecting the water inlet to your pressure washer. With the trigger or hoses open, run the pressure washer for about 30 seconds until the water is no longer in the pump or hose lines. There may still be a minimal amount of water in the machine.
Allow Water to Escape: Leave all the hose and valve openings on your pressure washer in the open position. This allows any remaining water to escape. Since water expands by approximately 10% when it freezes, this step ensures there's room for the ice to expand.
Oil-Filled Radiator Hack: If you plan to use your pressure washer during the winter, consider this overnight hack. Run a power cable to your van and use an oil-filled radiator to keep the equipment from getting too cold overnight. This method allows you to continue cleaning even in colder weather conditions, but be sure to leave sufficient space around the radiator for safety.

Please note that the oil-filled radiator hack is suitable for milder climates like the West Midlands in the UK, where freezing temperatures are rare.

What is VAT?

Its not essential but most commercial clients "expect" you to be VAT registered because the chances are, they're VAT registered too.

From your desktop you can visit https://earth.google.com/web/ to view the web browser version. For pressure washing business owners like us we much prefer the mobile version, it's a lot easier to navigate and use when out visiting job sites for quotes remotely.

What is the Google Earth App and why do Pressure washing businesses need it?

Google Earth provides a simple to use platform that combines satellite imagery, 3D mapping, and various measurement tools to help you measure out small and large areas. This allows you to visualise properties from different angles and accurately measure surfaces which is essential for roof cleaning and pressure washing jobs such as driveway cleaning

Successfully setting up your measurements

Use the ruler tool in Google Earth to set up your measurements. Click on "Ruler" in the top menu bar" Choose the unit of measurement you prefer, whether it's feet, meters which are the common units used in this industry.

A target icon will appear, from here you can add a ‘Point’ on the area you are measuring. Once you add each point you are measuring and return to your first point you added to the map. A perimeter and area size will be given.

With your area size calculated, this is going to help you calculate your cleaning price

Google Earth allows you to measure various surfaces, from driveways to roofs. When completing complicated areas or multiple surface types. Break them down into sections to make working them out easier.

For the majority of situations manually measuring properties with tape measures, wheels are becoming less common.. Google Earth streamlines the process, saving you valuable time that you can allocate to other aspects of your business.

4 Tips for Accurate Google Earth Measurements

Click the little ‘Person’ icon, this will take you to the street view to give you a high resolution image of the area. Make sure you are measuring the correct property, don't just rely on the google earth red pin to verify the accuracy of the location.
Look out for property numbers, letter boxes and bins for home numbers as an extra measurement. You wouldn't want to quote the wrong address…
Check out the sold house prices of a property online in the UK using Rightmove or Zillow in America to find updated pictures of the property you are measuring. Essential when not quoting in person.
Combine Multiple Measurements: For complex properties, break down measurements into smaller sections for increased accuracy.

Verify addresses using Rightmove for your cleaning business

Using rightmove.co.uk in this example, you can find more than just the sold house prices.

Using the sold house price function, search by the post code then filter by address.

From here you'll be able to see when the address was last sold and if you're lucky you'll see some images inside the property and picture inside and outside of the house including a very useful floor plan which can give you are area size of the property too

From here you can confidently cross check the property against your google earth images should you struggle to find the correct property.

Understanding the departments inside your pressure washing business

There are 4 main departments inside of every business regardless of the industry.

You may already be a business owner, entrepeneur and will over time find yourself inside every one of these departments along your business journey.

From my experience, you need to actually work in each department inside your business to really understand it before outsourcing it or making hiring decisions.

This will help you understand when hiring a contractor, web professional or freelancer. Dp they know what they are doing and will I receive a valuable service?

So lets talk about the different departments in your business.

Admin

In this department, you are ans wering the calls, messages, and emails. Once your job has been completed you will be sending invoices and reminders to your customer so you can collect payments for the work that YOU or your TEAM has just completed. We found for an easier admin trail, if you can get paid on the day of cleaning it makes for less admin when you get back to the "office". The great thing about a pressure washing business is typically the work is complete on the day of cleaning. So equipping yourself or your staff with a card reader is super handy to get paid faster and on the day. Even with credit card processing fee's it's often worth it for convenience and lesser of an admin trail. If your customer is unsure about moving forward with their quote you can send the quote seamlessly via text and email. All of your outstanding quotes will appear in Jobber under the super easy-to-find Quote tap within the Jobber app. Quotes in the jobber app will be segmented into 3 categories: Declined, Awaiting Response, Accepted. This is AWESOME! It allows you to easily keep track on outstanding quotes and follow up easily.

JOBS

Successful quotes get converted into Jobs. When you have a customer that's happy to move forward with their received quote you can CONVERT this into a JOB with the click of a button. The other great thing with Jobber is you can request a deposit to be paid upon accepting the quote so that you can cover any materials like driveway sealers or chemicals that may be needed to complete the project. A Job can now be scheduled on your calendar within the jobber app and a conformation text or email sent to the customer for extra clarity upon booking on the schedule. This job is now on the calendar and ready for your cleaning technician to clean at an agreed time and date with the customer.

INVOICES

Jobs that have been completed will prompt you to create an invoice. Once the job has been marked as complete within the app, you will be prompted to create an invoice (YOU or your TEAM). You will then have the option to send the invoice or collect the payment there and then on the day. If you send the invoice, it gives the customer the ability to pay through the invoice using a 'PAY' button which is linked to your bank account. With some easy-to-set-up automation that links a payment gateway to the software, the Jobber platform recognizes when your customer has paid their invoice and all automatic payment reminders for outstanding payments are stopped. The customer's account is reconciled (zero'd) when they have paid. SUPER HANDY! and a massive time saver.

Both have their own unique benefits and drawbacks, but which one is best for your needs?

The 12v system can pump premixed softwash solutions, which can be known as “batch mixing”.

How to clean guttering in the UK?

Most of us in the exterior cleaning industry in the UK are pretty familiar with cleaning out gutters.

But there's a little more to the job than first meets the eye.

Our job as professionals is to solve people problems.

Unfortunately our jobs isn't just to clean gutters, so we slowly find ourselves moving into the repairs.

This can be daunting at the start, but pretty easy after the first few repairs

So I thought I could share how I go about cleaning and repairing gutters over the last few years.

When I've had a customer that wants their gutters cleaned I always like to start with a few simple questions.

"Do you currently have any issues with your guttering right now?"

You might be surprised with the answers you get back.

Just asking this simple question has saved me so much time gutter cleaning and has also given me the business owner the opportunity to help and solve a customers problem.

Often times when our customers call around gutter cleaning there is usually a reason for the enquiry. Sometimes this is problems with the guttering so identifying the root cause of the issue is key to a happy customer.

The part of the job that's a real pain at the start is having any call back from the client after a repair because the underlying issue or repair hasn't been fixed.

First Step when cleaning gutters is emptying the gutters themselves

This can be easy or hard depending on the access. The most important thing here is that you can empty them.

The second step is checking that the downpipes are clear too.

Being that we use a window cleaning van, I like to flush the downpipe through with a low pressure hose. But a hosepipe usually does.

From here we can successfully say that the gutters have been cleaned which is the first step.

So how do we repair gutters?

Here in the UK, UPVC guttering is super popular and I would personally say 90% of the homes we gutter clean in the West Midlands have this guttering material.

When completing a gutter repairs there are a few core principles.

Firstly identify what the root cause of the problem is:

This is where your investigation skills come into play.

The role of guttering is to move rain water off the roof tiles, across the guttering and down the down pipe away from the home.

With this in mind, when your looking at a gutter repair you need to ask yourself. Where is the water going?

When we first greet the customer it's always best to ask if they currently have any gutter issues going on. This help identify the root cause of any guttering problems.

To give you some examples, most of the guttering ussies we come across are: Blocked downpipes, Broken gutter clips, Missing and worn Seals, Guttering without the correct run off angle (Specifically on corners)

Providing you have found the root cause of the problem, its time to identify the parts that need replacing.

How to identify the correct guttering for replacement?

There's nothing worst than having to make a second trip only to have bought the wrong part.

Almost all guttering has a part number stamped on it.

The hard bit of this job is finding the EXACT part number because often parts are old and hard to read.

But when your out cleaning you need to find the right part number.

Replacing it with the correct part will give you a successful repair most of the time resulting un a happy customer.

Typically the part numbers are found underneath the gutter piece or stamped on the side.

If you have looked everywhere for the part number and you simply cannot find it, here's a good place to start.

Try and find another easily accessible part of the guttering where you can find the gutter part number stamped on it.

This allows you to confidently buy the same guttering manufacture based on what is installed elesewhere on the home.

Remember homes may have had extensions, previous repairs so do spend some time here to confidently identify the right part.

How much is the cleaning expo?

Cleaning Expo 2022 returned to the NAEC Stoneleigh Park in Warwickshire this September.
The Expo took place over 1 action packed day.

Attracting industry-leading businesses and showcasing some new upcomming and ventures too.

In the run-up to the event, the guest and businesses from the industry were sharing posts on social media to boost their presence at the show.

There were plenty of great deals to be had on various equipment with many new innovative products on show this year.

Dogs and Kids get in for FREE!

Entry is £5.

Paying at the door was handled fast by the staff at the event, all very profesiional but casual.

There were even dogs at the event! and kids they're allowed in for FREE.

Entry ran from 10am - 5pm but our recommendation is to get there half an hour before opening if you want to get into the show and be the first to get any of the special deals.

Is the cleaning Expo just for window cleaning?

Both pressure washing and soft washing can get surfaces clean. Depending on the surface you are trying to cleaning one method is better suited to one compared to others. Often times professional cleaning businesses have a preference to use one method compared to others. Especially in the last 10 years in the UK softwashing is only just becoming an accepted method of cleaning having already been well established in the USA since the early 90's.

The best place to start when comparing the two cleaning processes is with simple definitions. Firstly soft washing is a low-pressure cleaning method using diluted sodium hypochlorite (bleach) with water and surfactants (soap) applied at low pressure to external hard surfaces to clean them often with amazing results that completely sanitize the area of any mold, algae, and mildew.

Pressure washing is using high pressured water to clean a hard surface blasting away impregnated grime. For residential cleaning often using ultra high-pressure water between 1500-3500psi. High pressure water equipment can reach pressure much higher than this but can easily damage materials if the cleaned incorrectly. This is not exclusive to high pressure water but the same can be said for soft washing too. Understanding the cleaning process and the pros and cons of each cleaning method is important to each business owner so they can deliver the best results for their customers while staying safe.

Is soft washing better than pressure washing?

Softwash surfactant is a thick liquid material that's added to sodium hypochlorite and water that makes up all softwash solutions. This thick soap-like solution allows your softwash solution to cling to the surface for longer like a crazy girlfriend. The surfactant allows the bleach to hold onto the surface for longer to extend the cleaning time.

Whats the best surfactant?

there are many different softwash surfaces on the market in the UK. At hero softwash, we use softwash surfactant from Softwash UK. The added benefit of this surface is that it comes with all the correct COSHH sheets. Depending on the strength of the softwash solution a different solution is made.

For softwash mixing, use a ball valve or a metering valve?

This question gets asked alot especially when you find out the price of metering valves.

Price alone is just a surface level question, what is it about a metering valve that makes it so much more expensive than a ball valve?

Well, in this article I'll go into the differences and what each valve is best used for.

What is a softwash metering valve?

A metering valve is used on softwash blending proportioner systems to allow precise control of fluid material at HIGH FLOW and LOW PRESSURE.

This gives you the opportunity to use the raw ingredients that make up a softwash solution and dial in a measured and precise ratio of fluid material on the go. This speed up your operational speed.

The metering valve will only allow a limited flow through the valve compared to a standard ball valve which operates only as OFF or ON. You may think that with a ball valve "I can save some money and just turn the valve half way.... This is basically like a metering valve but cheaper"

WRONG!

Inside a softwash metering valve

Ball valves are designed to operate either as open or closed. A metering valve is designed to handle a flow at a measured (metered) amount.

If you decide to use a ball valve for softwash blending or in a proportioning function, you will get an inconsistent flow of material and the valve will revert to either open or closed. This is dangerous when it comes to soft washing. Handling and pumping high flows of hazardous chemicals in diluted or raw forms carry a risk. Using the correct high-quality equipment is critical to safe soft washing.

A metering valve as shown below has a unique machined ball. If you can see to the right there is a machined 'V' notch. This allows for excellent flow control cababilities.

What material ball valves should I use for softwashing?

Sodium hypochlorite is very corrosive, so certain materials are compatible.

PVC and polypropylene are the best materials to resist softwash solutions and provide excellent resistance to harsh chemicals.

What is softwashing?

By combining three ingredients:

- Water

- Surfactant

- Sodium hypochlorite

The main cleaning agent is diluted high-strength sodium hypochlorite typically measured at 12-15%. When used with a surfactant which can be described similarly to soap. The combination of these ingredients allows for brilliant cleaning results. Understanding just this part of what makes up soft washing is just the surface.
